About Us

We are a London based residential property developer. We started in 2007 doing ‘doer-uppers’ bought at auction and moved on to doing larger projects and now generally look for land/property which can be developed into as low as just a few units or up to about 50 units. We now look all over the south of England and have made strategic partnerships with other developers/builders across London, the Home Counties and further afield which means that we are not restricted to individual geographic locations. We are purposefully a small and nimble company which allows us to make fast decisions and move quickly. Due to lower overheads than similar sized companies it also means we are able to offer more to the owners we deal with. We do our best to come up with a solution that suits the owner best, working to their timescale and needs. We strive to work with land owners in a way that maximises the value of their land/property so that we are able to make offers which are quite above the market value.

How we can help you:

If we agree to buy some land subject to planning approval then it’s really a no-brainer for the owners as they are getting a decent premium on what the property would otherwise be worth and doing it in a way that doesn’t cost the owner anything. It’s essentially risk-free for the owner and assuming planning in granted then the amount due to the owner is typically far above what they would have otherwise received. If we agree to buy some land subject to us being able to gain
planning approval then it means that we are very committed to making that a reality. Getting planning is proving more difficult and more expensive with every passing year and so we have to pick our battles. The property/land in question has to fit certain criteria for it to to be worth the risk we are taking on it and so if you have received a letter from us then it means that we believe it’s at least worth having a chat to explore possibilities. If we end up making an offer then we are making a commitment to spend a lot of time and money on trying to make it work and then share this value with the owner. Where possible we generally try to go for planning for family houses rather than flats as we feel this is generally what people in the area prefer to see. We have access to high levels of funding which can be drawn down quickly when needed. Our target land/properties range is from about £100k up to about £5m.

We are always on the look out for properties and land to develop. We will look at residential, commercial, industrial, land etc of any size, in any area and in any condition. We are always open to various arrangements with owners, can buy quickly if needed or if preferred by them we can joint venture and share any profit with owners.
